What this is, plainly: La Torre del Perfumista is a boutique hotel and an immersive retreat in one body. A restored carmen in the Albaicín of Granada — a handful of rooms, a walled garden, a small hammam, a cellar of old exquisite sherry wines, a room where flamenco is sung after midnight — and running through all of it, a story. Guests do not book a room for a night. They book six days inside a narrative: the palace, the baths, the artisans, the music, the food, the streets, the scents… composed into a single journey that a small group of travelers live together, beginning to end, and carries home in a bottle of perfume made with their own hands. ¿Qué es esto? For hundreds of years, the south of Spain belonged to the Al-Andalus empire, and Granada was its final kingdom. Some of the most extraordinary and refined people of its time arrived here to develop an empire based on beauty and craftsmanship. The Sultans who built Alhambra brought some of the most refined culture from Persia and the Middle East. They invited medicine, innovative crops, astronomers, silk merchants and court poets, gardeners who understood water the way musicians understand silence, architects that designed in ways that we don’t understand fully today. Alhambra, their palace built over 300 years, was the peak of a way of understanding the world that put beauty and reverence at the center. And below the hill, something rarer still: for centuries, Muslims, Jews and Christians coexisted in peace in these same streets long enough to change one another for good. When the city finally passed to Castile in 1492, the new kings did not tear the palace down. They fell under its spell like everyone else. This merging of cultures shaped Granada. It is in the Spanish patio wrapped around a Moorish garden, in the Arabic bones of the Spanish language, in the taracea workshops still cutting geometry by hand, in the Sephardic songs, in flamenco itself — that collision of Gypsy, Arab, Jewish and Andalusian blood that could only have caught fire here. Here is the strange part: the city beneath one of the most visited UNESCO monuments remains, somehow, intact. Granada has not been ground down the way Venice or Barcelona have. It is still relatively inexpensive, still lived-in by its own people, still capable of astonishing you on an ordinary Tuesday. The gypsies still sing in the caves of Sacromonte for the love of it. The hammams still steam as they did four centuries ago. In spring the whole city smells of azahar flowers. Granada is still a hidden gem with sheer beauty, underpriced real estate and infinite potential. And we intend to build something quite unique to honor it. A project that restores a ruin instead of consuming a neighborhood — that employs the city’s master artisans, pays its artists the way patrons once paid them, and brings twenty guests a week instead of two hundred — is the project this city wants to say yes to. Behind the high whitewashed walls of the Albaicín hide the cármenes — Granada’s secret houses, each one an enclosed world of garden, water and shade, invisible from the street. Ours will be one of them: a dilapidated carmen brought back to life, or a compound rebuilt from its bones, by the finest living heirs of the Nasrid crafts. Carved plasterwork like frozen lace. Ceilings of interlocking cedar. Tile laid in the old geometries of Alhambra. Fountains tuned low, because in this tradition water is an instrument to harmonize the spirit. The ambition is simple to state and hard to earn: a house built today that would not embarrass the men who built the hill above it. Crossing its threshold should feel like stepping out of the century. A garden of fruit trees and jasmine. A long room where twenty people can dine by candlelight. A kitchen made to feed a house, not a restaurant. A small hammam in the manner of the great Andalusian baths, all steam and starlight and hot stone. A performance room where, once a week, the oldest music in Spain is sung a few feet from your chair: a temple for the best flamenco in the city. Six or seven rooms in the anchor house, a very special tower, and further rooms hosted in carefully chosen licensed houses a few minutes’ walk away — because in this quarter the walk home itself, lanterns on stone, is part of the night. And beneath it all, the cellar. The house keeps its deepest devotion for a single wine: sherry, the most undervalued great wine in the world, the private religion of sommeliers, chefs and winemakers around the world. Brought directly from Jerez, aged in soleras where the youngest barrel is many times older than the person drinking from it, our cellar will hold bottles that are close to impossible to find — old amontillados, palo cortados, VORS wines certified past thirty years of age — and pour them beside food built to meet them. We intend it, without apology, to be the finest sherry cellar and non-restaurant in the city. Y debajo de todo, la bodega. A word on what this house is not. It is the opposite of the tourism that hollows out old cities: fewer beds than the apartments it may replace, heritage restored rather than consumed, locals on the payroll, artists paid properly, and its guests’ money flowing outward into the hammams, the perfume houses, the workshops and the caves. The house carries a legend, and the legend carries the week. A perfumist in his tower above the Albaicín, composing scents for the Nasrid court. A perfume made in secret for the Sultan’s wife. And the same scent, surfacing in the hands of a mysterious gitana, hundreds of years later. Who kept it, and why, and what it cost — that is the thread the guests follow through the city, and each day of the journey has its own chapter, and its own scent. Held every week, it becomes an institution: a private salon where the finest flamenco and Sephardic artists in Granada play for a room of guests and invited locals, and where our guests sit not as an audience but as patrons of a living art. Over the years, we intend it to become one of those rooms people in this city speak about in a lower voice. La velada del viernes merece su propia frase, porque es más que una noche en un programa. The project is founded by Nicolás Alcalá, who was raised in Granada and has spent twenty years learning, in other cities, the crafts this house requires. He created transmedia story universes watched by thousands and honed his storytelling skills as a filmmaker for fifteen years. He then founded Cocina Sagrada, a nomadic experiential company that created immersive experiences all around the world — from secret dinners to blindfolded gastronomic journeys to ecstatic celebrations of myth and story. Performance, art, stories and food blended into an explosion of flavor and emotion. Fourteen to twenty guests per cohort, roughly thirty cohorts a year out of forty possible — a conservative assumption — puts stabilized revenue in this range. Granada is the quiet advantage on the cost side: a permanent team of just two host-storytellers who run the entire week, a tight service staff, and everyone else — chef, musicians, therapists — engaged per event rather than salaried. A single sold cohort covers roughly a month of fixed payroll. The preliminary envelope is $450–650K of annual operating profit before rent: a business meant to be comfortable at modest occupancy rather than one that must sprint to survive. The house is family-owned by Nicolás, funding purchase and restoration through his own capital, a small part of friendly investors’ equity and Spanish bank financing; it is then leased to the operating company. The operating company runs the experience, holds the brand and the story universe, pays rent, and raises a small round of its own for pre-opening, capex, working capital and marketing. For a small circle of friends, a hybrid instrument: a contribution that combines prepaid private use of the whole house — one or two weeks a year, for you and yours, lived exactly as the guests live it — with an equity stake in the operating company. Three to five memberships at most, with members’ weeks scheduled in dedicated periods so they never compete with the business, and a pre-agreed buyback formula that keeps the house, in the long run, in the family. This is meant to be an endeavor among friends. The people who fund it should be the people who want to live in it. Each year the house goes quiet for two or three months for the founders’ and members’ annual gathering and private use — so the team can travel, and the house can rest as what it also is: a home. It ends in a documented go or no-go — total cost, capital stack, timeline, risks. Facts before friends’ money. This will be funded by Nicolás. The risks, told straight: the city could one day extend its license freeze from apartments to hotels, which is an argument for securing the path early — and also the very reason the moat exists. Heritage restoration costs carry genuine uncertainty until quoted. Demand will take two or three seasons to ramp. And the founder’s primary commitment in the coming years is another hospitality project — which is exactly why the house is designed, from its first sketch, to be run by a trained local team and not by him. There is no forced clock on any of this. The study comes first, the conversations follow the findings, and the house itself takes shape over the two or three years after that.
